Il n&rsquo;y pas forc\u00e9ment de niveau de revenus \u00e0 atteindre, toutefois l&#8217;emprunteur doit avoir la capacit\u00e9 de faire face \u00e0 d&rsquo;\u00e9ventuels loyers impay\u00e9s.\u201d <\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">Sur le plan administratif et fiscal, il faut bien s\u00fbr r\u00e9fl\u00e9chir <\/span><i><span style=\"font-weight: 400;\">\u201caux incidences de l\u2019investissement locatif (augmentation des imp\u00f4ts), au r\u00e9gime fiscal (location nue, location meubl\u00e9e non professionnelle, dispositifs Malraux, Pinel, etc.) et \u00e0 la transmission en fonction de l&rsquo;\u00e2ge. Mais dans le cadre de certains cas de transmission, notamment au conjoint, la SCI n&rsquo;est pas obligatoire en cas de locatif et est m\u00eame parfois, ce qui est m\u00e9connu, incompatible avec certains r\u00e9gimes fiscaux\u201d<\/span><\/i><span style=\"font-weight: 400;\">, selon C\u00e9dric Humbert. Si l\u2019on projette d&rsquo;avoir un seul appartement en investissement locatif, il n&rsquo;est alors pas n\u00e9cessaire de cr\u00e9er une SCI pour laquelle des frais de cr\u00e9ation et de comptabilit\u00e9 seront n\u00e9cessaires. Mais pour l&rsquo;achat d&rsquo;un immeuble de rapport, la SCI \u00e0 l&rsquo;IS, c\u2019est-\u00e0-dire soumise \u00e0 l\u2019imp\u00f4t sur les soci\u00e9t\u00e9s, est le r\u00e9gime fiscal le plus appropri\u00e9. En effet, avec une SCI, il est possible de reporter du d\u00e9ficit foncier sans limitation de dur\u00e9e alors qu\u2019au r\u00e9gime r\u00e9el, la limite est fix\u00e9e \u00e0 10 ans.
